36 on Echo

Looks like things are starting to move!  This month 4 units went into escrow with the highest list price being $550,970.  Let see how long they take to close.  Care to take a look?  Give us a call ;-)

Of the 5 units that D.R. Horton has listed in the MLS, only 1 is currently in escrow.  They originally hit the market in May so this has to be a BIG disappointment for D.R. Horton!  These units range in price from $469,900 to $596,073.  I viewed the model unit  when they first hit the market and I have to say, I was pleasantly surprised at the spaciousness and layouts of these units.  Having purchased a property in  a new complex in the Arts District, I understand the reluctance of buyers this early in the game.

If you are to looking to purchase a loft or condo in a new building/development give us a call, we’ve been through it all!  There are several things you need to know before making  a move like this!  Find out what the developers DON’T tell you!

the mix of colors on this newly remodeled Highland Park bungalow.  We also like the blend of vintage and contemporary as seen on the front porch.  Although we were a bit disappointed when we got inside, we did appreciate the effort of the owner to do a little staging.  We both agreed that this home will probably sell in the next week or so, but probably not for the $399,000 it is currently listed for. Interested in taking a look?  Give us a call !

Silverlake residents are a little on edge with the recent string of burglaries and sexual assaults.  As the daughter of two Los Angeles Police officers I was programed to be on guard at all times especially during the summer months when we tend to sleep with windows open or walk our dogs late at night.  These types of crimes tend to spike during this time of year so be sure to play it safe!  Walk with a buddy instead of alone, stay on well lit streets, be sure to always have your cell phone handy.  At home, be sure to lock your doors and windows and keep a porch light on.  Also, be sure to keep valuables out of sight in your car and always close  and lock your car doors and windows.  If you are going out of town be sure to let your neighbors know.  Stop your mail and news papers from being delivered while you are away.  Keep it safe and enjoy the rest of the summer!

This 900 SF home in Mt. Washington offers a nice open floor plan and amazing views.  Affordably priced at $375,000, we think it’s a  great condo alternative.  Features include a nice open floor plan with bamboo floors, a sharp looking kitchen and updated bathrooms.  If you are out and about this Sunday August 19th take a drive over t0 3825 Lavell Drive  and take a peek between 1:00-5:00.

During these hot summer days we like to remind homeowners that central air conditioning is one of the best investments you can make on your home.

Last fall we had a lovely home on the market in Northwest Glendale.  One of the biggest drawbacks to the home was that it did not have central air or heat.  Every interested buyer used that as a negotiating tool!

When it comes to home improvements you will get a better return on your dollar for central air than you will a swimming pool, trust us on this one!

It seems like everywhere I turn, a new development is popping up in Echo Park. From the 36 on Echo to the artis @ echo park, developers are giving potential buyers every reason to buy brand new. Buyers take advantage!

Today I took a look at 36 on Echo. This complex is located at the corner of Delta and Echo Park. These units consist of 9 different floor plans with pricing starting in the high $400,000 range. I was pleasantly surprised by the spaciousness of the model unit that I looked at today.

With special incentives for Kaiser Permanente employees and several other nearby companies, D.R. Horton is making a dedicated effort in bringing the community closer together. What a great concept! I have a feeling that these units are going to sell fast.

If you would like to take a look at one of the model unit, give me a call: 818-335-8638.

What a difference a professional stager makes! Come check out this Echo Park/Silverlake home staged by Madison Modern Home and see for yourself. We will be there from 12:00-4:00pm on Saturday and Sunday.

Check out this old incinerator that my client and I discovered in a back yard yesterday.  It’s hard to imagine that there was ever a day that residents were allowed to burn garbage in their own back yard! More than 300,000 backyard trash incinerators puffed out white plumes — and black soot — across the city in the late 1940′s.

In 1947 the LA County Board of Supervisors established the nation’s first air pollution control program.  The word SMOG actually comes from the words smoke and fog.  Click here to read more about how smog was discovered.

Talk about a blast from the past!
